The client owned an existing 4 story office building of approximately 180,000 square feet surrounded by surface parking. Our task was to maximize the development of the site at a strategic intersection of the Schuylkill Expressway, leading into the center of Philadelphia, and City Avenue, US Route 1. When developed the site will have tremendous visibility to the thousands of cars that pass by each day.

The proposed development included a fifteen story office building of 300,000 square feet, a five story office building of 112,500 square feet, and a six story garage with 1,300 cars. Additional parking is available on an adjacent site.
