The client owned the historic Art Deco Sedgwick movie theater as well as much of the surrounding block. The theater along with the properties along Germantown Avenue are in the Mount Airy historic district. The original lobby areas of the theater have been sold to a legitimate theater company. MY Architecture was enlisted to develop a masterplan for the rest of the clients holdings as a mixed use development that maximized potential return while reinforcing the historic nature of the surrounding community.

The proposed development includes 33 townhouses @ 3,000 gross square feet average, with individual garages for 59 cars; and 63 apartments @ 1,000 gross square feet average above 10,000 gross square feet of retail, with access to 29 cars in a below grade garage. The townhouses are organized around a private interior common courtyard, while the retail is accessed both from Germantown Avenue and from an internal block pedestrian walkway.  This would extend an existing restaurant courtyard where additional restaurants and bars could have tree shaded outdoor dining.
