Broad & Pine is a proposed mixed-use, multi-family residential development located on a prominent site along the Avenue of the Arts in Center City Philadelphia. Currently the site is underutilized and in disrepair. Broad & Pine will bring new density and new stakeholders to Broad Street and the surrounding neighborhood.

The building is a 15 story luxury rental high-rise with 91 units, parking for 18 cars below grade, a retail space on the ground floor along with the apartment entry and BOH, and a full floor of amenities with a roof deck at level 15.

A traditional style has been chosen for the building in order to transition from high rise development to the west and north to small scaled historic neighborhoods to the south and east. Significant neighboring historic buildings include the University of the Arts’ Hamilton Hall to the east and the Gershman Y to the south. The mansard roof recalls great Philadelphia buildings of a hundred years ago such as City Hall or the Bellevue Hotel, also on the Avenue of the Arts. The Symphony House Condominiums, to the southwest, by the same client, also has a mansard.
