Boyd Gaming retained the project team to assess the investment potential at Bader Field, the former municipal airport of Atlantic City. The program included two casino hotel resorts, two branded hotels, a shopping mall, convention center, amphitheater, five high rise residential towers, parking, twenty two acres of outdoor waterfront experience, and at the center of it all, a four acre indoor adult beach environment.

The project balanced a focus on indoor year round entertainment and shopping venues with an outdoor landscaped recreational environment that faced three distinct contexts: the local community, Atlantic City across the Intercoastal Waterway, and the freeway across the bay, to be bridged by a new flyover.
