The FMC Tower at Cira South includes approximately 1,040,000 square feet on 49 total floors and is approximately 723 feet tall. This mixed use building includes 2 service floors below street level, a ground floor with two lobbies and a restaurant, 25 office floors, a mechanical/transfer floor, an amenity floor, 18 residential floors, and another mechanical floor. The amenity level between the office and residential floors is shared by the entire building, and has an indoor pool, fitness club, business center, movie theater, golf simulator, lounge, and a rooftop deck with uninterrupted views from over 400 feet above grade. This building is designed to achieve LEED Silver certification with such sustainable amenities as a green roof, high efficiency mechanical systems and reduced water flow plumbing fixtures.
The 18 residential floors plus amenity level are operated by Korman Communities as the AKA University City. Three types of accommodation are included: there are three floors which operate as an extended stay hotel and the remainder of the floors are split between short term stay furnished rentals and long term unfurnished rentals. Unit plans are the same for all three occupancies. The AKA University City represents an ultra-luxurious life style, the finest rental accommodations available in Philadelphia.
The building was designed by Pelli Clarke Pelli, though as Architects of Record we were responsible for the interior core and other technical aspects. We planned the amenity floor, located in the middle of the building, serviced both the office floors below as well as the residential floors above, for which we were also responsible.
