Construction to Begin on One Theater Square in Newark

The Harman Group (THG), a firm specializing in structural engineering, parking planning and design and construction engineering, announces that One Theater Square, a $94M, 263-unit residential tower in Newark will begin construction. Once complete, One Theater Square will be the first ground-up, upscale high rise tower built in Newark since 1960.

The Harman Group is the structural engineer and parking consultant on the project, which is designed by BLT Architects.  The 22-story building is being developed jointly by New Jersey Performing Arts Center (NJPAC) and Dranoff Properties. The project is a true public-private partnership and includes contributions from the City of Newark, the State of New Jersey, Prudential Financial and Fifth Third Bank.

“One Theater Square draws on our experience developing innovative projects in downtown areas,” said Albert Meyer, the Senior Project Engineer for the project.  “This project will help boost the vitality of Newark and signifies a step towards the continued success and development of Newark’s downtown.”

Slated for completion in the summer of 2018, the project occupies 1.2 acres across from the existing performing arts center. One Theater Square is located between Park Place and Mulberry Street, across the street from NJPAC and the recently rehabilitated Military Park. One Theater Square, along with two others, is part of a planned development sponsored by NJPAC to develop residential and commercial properties around the entertainment venue and redefine the streetscape of downtown Newark.

A cast-in-place concrete structural system incorporating Filigree Factory cast concrete slabs will be utilized to construct the curved glass residential tower, which features units ranging from 585 to 1,700 square feet including 24 affordable housing units. Additionally, the ground floor will offer 12,000 feet of retail space designed to reflect and enhance the surrounding neighborhood. An adjacent parking structure designed to mimic the residential structure in appearance will allow for 285 parking spaces for tenants and retailers.
